Resident Property Manager (Airbnb Hospitality)

Job responsibilities (not limited)
Greeting guests
Grabbing the luggage and open the room for the guest on arrival.
Running the Airbnb app and respond to inquiries right away with no gap.
Prepare the room/rooms at 10 am for check in.
Checking the house deeply everyday for any potential damages and to inform he owner right away so claim can be filed on the same day.
Taking the pictures at the check out if room is left in bad condition by the guest. Dirty room, common area by the guest , pictures should be uploaded to Airbnb app
After arranging/setting up the room and cleaning the house taking pictures/movies specifically underneath of tables and corners and sending to the owner.
During the work, mobile is not allowed except work related.
Job is seven days a week so think if someone can cover you in case you are sick.
Checking dishwasher if guest has left the dishes in the dishwasher (if guest leaves unclean, clean it and let the owner know, who left it).
Deep cleaning of the house as required and checking washroom/kitchen during the stay of guest if they had made it dirty after the cleaning
Checking the appliances/ toilet/ taps if need maintenance and letting the owner right away before any big damage
To bring the supplies for cleaning and relevant material
Doing the laundry, grass cutting (new lawn mover will be provided), snow removal from driveway (machine will be provided)
Getting official quotations of damage property by the guest.
Minor repair works will be done by you e.g. toilet or sink stuck, if special skill is required then professional will be called with the consent of owner.
Any relevant duty assigned by the owner.
Maintaining the house in excellent condition.
Right now, business is running in five-star status, maintaining the standard of five star is the requirement.
Tips will be provided to maintain the standard but practically you will have to maintain it and you will be responsible to maintain five stars
If any rating is down , investigation will be done, and rating is down to your negligence and listing is suspended due to your negligence e.g., poor cleaning then that loss will be compensated from your contract income.
Property management and hospitality is the requirement.
Minimum supervision and after 3 days training full responsibility will be given.
Job starts time is 10 am
Currently, residence will be provided in the basement, and you can use washroom and kitchen/ laundry upstairs, but renovation of the basement will be started soon. There is extra portable toilet is also available in case you need it right away That will be only for your used.
Compensation
Compensation will be provided based on experience and knowledge and your work performance.
Better performance more guest and more commission.
If you perform well and maintain five-star experience, your total contract will be around $2200 plus residence. The contract amount will go high for sure if you perform well and loyal. Loyalty is top priority
Future potential, as we are increasing our number of rooms for Airbnb so there will be more income in near future. You can make the decision to rent out full house to earn more rather than renting individual rooms. Your contract will be $2800 plus residence once the rooms are completed. Better performance will lead to better salary so there is high potential of more earning if you are loyal. Tips provided by the guests will be yours but informing the owner is required. Leftovers groceries by the guests you can enjoy.

You will have to sign the contract before starting the job. 60 days notice will be the requirement from owner and the employee as well to leave the job. Probation period will be 90 days. In probation period, job can be terminated at any time due to poor performance without notice.
At this time basement for residence is partially finished and no room but room will be constructed soon as 40-50% work is already done. At this time residence will be in partially finished basement but after completing the construction residence will be provided upstairs.
Job location is 34 street and Whitemud. Driving is the requirement of the job, please do not contact if you do not drive.
Loyalty will be rewarded, if you stay with us and work honestly then you will be given more responsibility which means more income.
Inspection of cleaning can be done at any time by the owner without prior notice.
Checking the mail on daily basis
Starting the parked car on daily basis in winter and after two/ three day in summer.
One month contract amount will be on hold and if you leave the contract without prior notice then this period will be covered by your contract amount in lieu of failure of notice. Similarly, if owner terminate the contract for his own reasons without notice, then extra one month amount will be provided in lieu of failure of notice from the employer. Termination of contract can be done without notice if in spite of warnings related to job performance is lower deliberately and last month compensation will not be provided.
When you give notice to terminate the contract and during that notice period job performance is not good then your last check of the contract will not be payable.
No luggage (even personal) can go outside of the property without getting the consent of the owner. If that happens contact will be cancelled.
