Part Time Superintendent in Peterborough

We are seeking a part time superintendant for a new apartment building in downtown Peterborough. We are looking for someone who is respectful, organized, and can do basic maintenance work. The individual we are looking for is someone who can either be live-in or live very close to the downtown. Your schedule will need to be flexible enough that if there is an emergency, you can be at the building if needed.

Duties Include: Management
– Hire, train and supervise cleaners for common areas to ensure a high level of cleanliness and identify areas for improvement
– Check exterior of building to collect refuse and debris, identify security and potential maintenance issues
– Check entire interior of building to identify security, tenant and potential maintenance issues
– Shovel snow and salt points of egress and sidewalks as required to prevent slip and falls
– Arrange access and monitor performance of all contractors
– Perform all monthly, quarterly, annual fire checks and keep required records
– Diarize and obtain quotes for all annual inspections
– Learn camera system and ensure it is maintained
– Learn fob system and ensure it is updated and maintained
– Become familiar with property management software to communicate with tenants and use as an information resource
– Maintain all building records for elevator bookings, lockers, bike racks, parking transponders, etc.
– Handle tenant related issues, assess and provide recommendations and requests in a professional and courteous manner. Document as required.
– Scribe and post notices/signs to tenants and in building

Maintenance:
– Assess all damages and provide recommendations when required;
– Do all minor repairs in units and common areas & arrange contractors for others escalating to the Company as required
– Ensure all common areas, inside and out are kept clean, tidy and in good repair.
– Monitor, respond and update service requests and tenant inquiries reported on software.
– Clean up and maintain outdoor greenery

Leasing & showing of units:
– Show units to prospective tenants and communicate with the Company
– Schedule and complete all move in/out inspections and send checklist to the Company
– Coordinate move in/outs with tenants (ex: elevator, keys, fobs)
– Coordinate, clean and repair units when tenants move out in a timely manner
– Deliver documents to tenants as required or when requested by the Company
– Document all tenant issues to ensure any required filing with the LTB will be successful

Reporting:
– Assess and deal with all tenant/maintenance issues. Report to the Company if warranted
– Meet with the Company as required
– Be the first point of contact for all resident inquiries, complaints and requests.
– Available on call in addition to regular business hours for emergency calls and tenant issues.
